Title: Leasing Agent
Reports to: Site Manager
Location: Edmonton
Job Summary: Shows and leases apartments, to prospective tenants: completing all required legal and company protocols. The leasing agent is responsible for general office administrative duties including daily reports, inspections and tenant relations either in person or by phone. This is a multifaceted position which encompasses care and concern for prospective tenants, current tenants and the property in general.
Duties and Responsibilities:
· Schedules appointments with prospective tenants and meets or exceeds daily and weekly 'showing goals'.
· Accompanies prospects to show suites and discusses size and layout of rooms, available facilities, location of shopping centers, services available, and terms of lease.
· Interviews prospective tenants and records information to ascertain needs and qualifications
· Completes lease form or agreement and collects rental deposit.
· Conducts pre move in inspections with tenants, ensuring the company has met all legal obligations and has adequate documentation.
· May contact credit bureau to obtain credit report on prospective tenants.
· Conducts character reference checks on prospective tenants
· Will be required to answer a multi line phone, collate information, maintain filing system, operate fax machine, debit machine
· Must accurately complete daily financial reconciliations and maintain call logs.
· Inspect condition of premises periodically and arrange for necessary maintenance through the use of work orders
· Compile listings of available rental properties.
· Complies with all Broadstreet properties Ltd. regulations
· Maintains a high level of tenant relations at all times.
· General duties may include preparing suites for move in and collaborating with team members to ensure property, buildings and suites are 'show ready' at all times.

- Carpet, vinyl and ceramic tile replacement as directed
- Install and re-key locks as per company policy
- Garbage pick up, suite and building cleaning as required
- Ensures pathways and parking lot is cleared of snow and ice, and maintains a log of removal and ice melt use.
- Ensures workshop and maintenance areas are organized, clean and safe.
- Ensure all work orders are closed and corresponding paperwork is in to Head Office in a timely fashion
- Responds to emergency situations
- Follow safety procedure during all repairs and maintenance

Title: Site Manager
Reports to: Regional Manager
Job Summary: Responsible for all activities involved in the daily operation of Broadstreet Properties' apartment complexes, the Site Manager is required to direct, schedule and supervise all administrative, maintenance, cleaning, landscaping and safety staff on site as well as any sub contractors, suppliers or vendors. Renting suites, collecting rents and dealing with tenant needs and concerns are among the regular daily activities of this position. As well, the site manager is responsible for ensuring both corporate compliance and RTB compliance in all areas, while safeguarding tenants, staff, buildings and property. The Site Manager is entrusted with selecting, training and evaluating staff, anticipating, scheduling and authorizing overtime, time off or leaves of absence, calling employees in to work and altering work processes where necessary within the confines of company policy. This is a highly responsible position, requiring administrative skill, significant knowledge of RTB regulations and dispute processes as well as staff management, emergency coordination, corporate and tenant confidentiality, conflict resolution and physical labour as well
Duties and Responsibilities
- Directs, schedules and coordinates activities of maintenance, cleaning, landscaping and leasing staff on site

- Performs move in and move out inspections recording according to the needs of RTB dispute resolution processes.
- Enforces late payment and eviction procedure as RTB allows.
- Establishes permanent files and maintains accurate and up to date information for each unit.
- Oversees and schedules resources appropriately to ensure suites are clean, repaired and ready for new tenants at month end.
- In consultation with the Regional Manager, selects, trains, motivates and develops team members to company standards.
- Conducts daily site inspections to ensure interior and exterior of buildings are clean, safe and up to company standards.
- Ensures office and maintenance areas are organized, clean, supplied and safe.
- Ensures buildings are cleaned and maintained according to company guidelines.
